Brent Council has announced that 236 new homes will be built in South Kilburn in northwest London, after the council agreed to award and enter into a Development and Sale Agreement with Telford Homes Plc

The council said that as a result of the partnership, the redevelopment of the Gloucester House and Durham Court site – which forms part of the regeneration of South Kilburn – includes the demolition of 209 residential units and garages and the creation of 236 new homes.

Of these, a total of 134 will be available for market sale, with ten of these proposed to be shared equity – and the remaining 102 homes will be for affordable social rent through the Notting Hill Housing Group.

There will also be a basement car park providing 91 spaces, relocation and improvement of the public open space and play area at the north of the site – and space for the South Kilburn District Energy Centre.

The development is short-listed for a prestigious Housing Design Award 2017, with Fielden Clegg Bradley Studios as masterplanner and lead architect, working with Alison Brooks Architects, Gort Scott Architects and Grant Associates. The development has detailed planning permission and buildings will range from four to eight storeys’ high.

The council said there would also be a series of connected private communal and public gardens to create a green sequence of spaces.

Improvements will also be made to the public realm opposite St Augustine’s Church, including a new play space.

Telford Homes intends to start on site by September 2017, with completion in 2021.
